Floor Sanding Services
Professional, dust-free sanding that brings tired wooden floors in Bromley back to life — for homes, schools and churches alike.
Few things transform a room as quickly as a freshly sanded wooden floor. Our Bromley team takes floors that are scratched, stained, grey or patchy back to clean, flat timber, and finish them with oils or lacquers that suit how each room is used.
We always begin with a free survey, honest advice and a fixed written quote, so you know exactly what is involved before any work begins. Extraction on every machine captures around 99% of dust at source, so your home stays clean while we work.
Our floor sanding services
Different timbers and floor types need different techniques. Most projects combine two or three of these:
Parquet floor sanding — multi-direction sanding for herringbone, chevron and block floors.
Solid wood floor restoration — hardwood floors taken back to bare timber and refinished.
Original floorboard restoration — period pine boards cleaned up, repaired and sanded.
Gap filling between boards — resin filler or reclaimed pine slivers to cut draughts.
Floor staining — colour samples on your own floor before we commit.
Stairs stripping and restoration — paint and varnish removed from treads, risers and spindles.
Garden decking restoration — grey, slippery decking cleaned, sanded and oiled.
What happens on the day
We start by protecting your home: skirting, doorways and nearby rooms are masked, nails are punched below the surface and any loose boards are secured. If boards or blocks are damaged beyond sanding, our wood floor repairs team replaces them with matched timber first.
The floor is then sanded in stages with progressively finer abrasives, removing the old finish and levelling the surface. Edgers and detail sanders take care of the perimeter, corners and under radiators.
Finishes we use
Oils soak into the timber for a warm, natural feel and simple spot repairs, while lacquer creates a hard-wearing surface that shrugs off spills and heavy traffic. If you are not sure, our guide to oil or lacquer explains the pros and cons. All our finishes are low-VOC and safe for families and pets.
Homes, schools and public buildings
Most of our work is in family homes across Bromley, and we regularly work in schools, churches and community halls. Larger buildings are covered by our public spaces service, planned around term times and events.
Looking after your new floor
Light foot traffic is fine after a few hours; furniture can go back after 24–48 hours and rugs after around a week. Oiled floors stay at their best with periodic re-oiling and maintenance, which we are happy to carry out.
What makes our work different
We are a small, experienced team and every job is led by a time-served floor sander. We explain the options honestly, recommend only what your floor needs and keep you updated throughout. Our work is backed by £5m public liability insurance and have more than ten years of experience restoring wooden floors.

Planning your project
A typical room takes one to two days; larger areas or extra repairs add time. Read how long floor sanding takes for a realistic timeline, including curing times before rugs go back. A few simple steps beforehand, such as clearing small items and planning access, help everything run smoothly.
Our restoration work is backed by a 3-month service guarantee, and guide costs are listed on our prices page. For examples of finished floors, take a look at our projects.

Common questions
How long does floor sanding take?
Most single rooms are sanded and finished in one to two days. Larger areas, repairs or stains add time — your quote includes a clear timeline.
Will sanding make a mess?
Our machines capture around 99% of dust at source, so there is very little to clean afterwards.
Can my floor be sanded?
Solid wood, parquet and floorboards almost always can; engineered boards need a wear layer of about 3 mm or more. We check this at the free survey.
Do I need to move out while you work?
Not usually. We plan the work room by room so you can stay at home. Water-based finishes have very little odour.

Questions about Floor Sanding
Are the finishes safe for children and pets?
Yes. We use low-VOC oils and water-based lacquers that are safe for children and pets once fully dry. We suggest keeping pets out of the room for the first 24 hours, and keep claws trimmed to help the finish last.
What do you need from us on the day?
A normal plug socket and parking close by is all we need. Everything runs from your normal sockets, and we bring everything else with us.
What cleaner should I use on my wooden floor?
Use a soft brush or vacuum, then a barely damp mop with a wood floor soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.
Do I need to empty the room?
Empty the room where possible and take down curtains that reach the floor. We can help move heavy furniture if we know in advance. Our guide to preparing your home has more tips.
Do you need to visit to give a price?
For many jobs, yes. A few clear photos and the room sizes let us give a guide price quickly. We confirm it with a short visit before work starts, so the final quote is fixed.
How are your prices worked out?
The cost depends on the size of the floor, its condition and the finish. Our price list shows typical starting prices, and the free survey gives you a fixed written quote.
What our customers say
Engineered floor sanded beautifully
“We were told our engineered oak would need replacing. These guys checked the wear layer and found plenty to work with. It looks brand new.”
Chislehurst
Pleased with the floor
“Our lounge floorboards came up really well. It took a couple of days to get the quote back, but on site they were efficient and tidy.”
Chislehurst
Good decking job
“The deck looks warm and rich again. We had to rebook once because of rain, which is understandable, and they rearranged quickly. Would use again.”
