Re-Oiling
Maintenance re-oiling in Bromley: colour, sheen and protection restored, usually in a day.
Wood floor re-oiling in Bromley
Oil soaks into the wood rather than sitting on top, which is why oiled floors look so natural and why they need a periodic refresh. You will notice it first in hallways, kitchens and in front of the sofa, where the floor looks grey or dry. Re-oiling puts back what daily life has worn away, without the time and cost of a full sand.
Our re-oiling process
Deep cleaning the floor to lift ingrained dirt
Buffing to prepare the surface for fresh oil
Extra attention to walkways and worn spots
One or two coats of maintenance oil, buffed to an even sheen
Is re-oiling right for my floor?
It is ideal for oiled floors that look dry or tired but have no deep damage. If your floor is lacquered, re-coating is the equivalent maintenance treatment. Where the wood is badly stained or scratched, a full floor sanding is the better option. For more help deciding, read when to re-oil or re-coat.
After your re-oil
You can usually walk on the floor in socks after a few hours, put furniture back after 24 to 48 hours and lay rugs after about a week. We leave you with the right cleaner and simple advice to keep the oil in good condition. Our guide to caring for oiled floors has more tips.
How to tell it is time
Busy areas look lighter and duller than the edges of the room
Water no longer beads on the surface and soaks in quickly
Everyday marks are harder to clean off
The sheen is patchy across the room
A quick water drop test tells you a lot - if the water soaks in quickly, it is time to re-oil. The sooner you re-oil, the less work the floor needs. Kitchens and hallways usually need attention first.
For the cost, few treatments make such a visible difference. Booked every year or two, it keeps the floor protected and can delay a full sand for many years.

Questions about re-oiling
How often should an oiled floor be re-oiled?
Most homes re-oil high-traffic rooms every 12–24 months. Bedrooms often last several years. Our maintenance guide helps you judge.
How are your prices worked out?
The cost depends on the size of the floor, its condition and the finish. Our price list shows typical starting prices, and the free survey gives you a fixed written quote.
What cleaner should I use on my wooden floor?
Use a soft brush or vacuum, then a barely damp mop with a wood floor soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.
Do you need to visit to give a price?
For many jobs, yes. A few clear photos and the room sizes let us give a guide price quickly. We confirm it with a short visit before work starts, so the final quote is fixed.
Are the finishes safe for children and pets?
Yes. We use low-VOC oils and water-based lacquers that are safe for children and pets once fully dry. We suggest keeping pets out of the room for the first 24 hours, and keep claws trimmed to help the finish last.
Can my floor be refreshed without a full sand?
If the finish is worn but the wood is not damaged, a maintenance coat is often enough. It is quicker and cheaper than sanding and keeps the floor protected. See re-oiling.
