Re-Oiling & Floorcare
Maintenance re-oiling and lacquer re-coating that refresh wooden floors in Bromley without a full sand.
Looking after your wooden floor
Most worn floors need maintenance, not a full sand. If the finish is still intact, a maintenance coat restores colour and protection at a fraction of the cost of sanding. Keeping the finish topped up protects the timber and puts off the need for a full sand by years.
Our floorcare services
The right treatment depends on how your floor was finished:
Re-oiling - for oiled and hardwax-oiled floors: deep clean, light buff and a fresh coat of oil that soaks into the wood.
Re-coating lacquered floors - for lacquered floors: a light abrade and a fresh coat of lacquer that renews the protective layer.
When maintenance is enough
A maintenance coat is the right choice when the wood itself is undamaged. Deep scratches, black water stains or worn-through bare wood mean a full sand and refinish is needed. Any damaged boards are repaired first with our floor repair service. Not sure? Read when to re-oil or re-coat, or ask us during a free survey.
Why maintain your floor?
Fast - most rooms are done in a day
Far cheaper than a full sand
Removes less wood, so the floor lasts longer
Brings back colour and protection
Who our floorcare is for
Maintenance is popular with homeowners who want their floor to stay looking new, and with landlords who need a quick refresh between tenants. Busy public spaces benefit too, with maintenance coats booked into quieter periods. Many of our customers book a maintenance visit every year or two, so the floor never gets to the point of needing a full sand.
Our finishes
Our oils and lacquers are professional-grade products from trusted flooring manufacturers. All are low-VOC, low-odour and safe once cured. We match the product to your existing finish wherever possible, so the new coat bonds properly and looks consistent. Ask us about colour-tinted maintenance oils if your floor was originally stained.
Small marks, quick fixes
Oiled floors are easy to spot-repair, which keeps maintenance simple. A scratch by the back door or a worn patch in front of the sink can often be lightly sanded, re-oiled and blended in on the same visit. Lacquered floors are less forgiving, which is why we recommend re-coating the whole room rather than patches. We always recommend the simplest option that will look right.
When maintenance is no longer enough, we can carry out a full restoration instead. Full restorations are backed by our three-month service guarantee.

Common questions
How often do oiled floors need maintenance?
It depends on use, but typically every one to three years in hallways and kitchens.
Can I switch from lacquer to oil?
Only after a full sand. Lacquer seals the wood, so the old finish must be removed before oiling.
How long before I can use the floor?
Light foot traffic after a few hours; furniture after 24 to 48 hours and rugs after about a week.
Will re-oiling remove scratches?
It hides light surface scratches in the finish, but deep scratches into the wood need sanding.

Questions about Re-Oiling & Aftercare
How often should an oiled floor be re-oiled?
Most homes re-oil high-traffic rooms every 12–24 months. Bedrooms often last several years. Our maintenance guide helps you judge.
Do you need to visit to give a price?
For many jobs, yes. A few clear photos and the room sizes let us give a guide price quickly. We confirm it with a short visit before work starts, so the final quote is fixed.
What cleaner should I use on my wooden floor?
Use a soft brush or vacuum, then a barely damp mop with a wood floor soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.
Do I need to move out while you work?
No. We work room by room, and most customers stay at home throughout. Our water-based lacquers and low-VOC oils have only a mild smell, so day-to-day life carries on.
How are your prices worked out?
The cost depends on the size of the floor, its condition and the finish. Our price list shows typical starting prices, and the free survey gives you a fixed written quote.
Are the finishes safe for children and pets?
Yes. We use low-VOC oils and water-based lacquers that are safe for children and pets once fully dry. We suggest keeping pets out of the room for the first 24 hours, and keep claws trimmed to help the finish last.
